Adelaide's skyline could soon welcome a world-first architectural achievement — the world's tallest cross-laminated timber (CLT) hotel, rising above Victoria Square. Veteran developer Barrie Harrop has revived his $250 million project, which will soar 35 storeys behind the heritage-listed MLC building, bringing a blend of sustainability, luxury, and history to the heart of the CBD.
Originally conceived before the pandemic, the project was paused as global travel ground to a halt. Now, with South Australia's tourism sector booming, construction is set to begin later this year, with completion targeted for late 2026 to early 2027.

The hotel will feature 324 suites, 20 residential apartments, four penthouses, and a rooftop restaurant and bar — set to become the highest in Adelaide. Designed by Cox Architecture and built by Multiplex, the tower will be constructed from renewable plantation CLT with a green steel core, significantly reducing environmental impact.
Harrop's inspiration for using timber came from a visit to Sweden, where guests instinctively touched wooden columns in hotel lobbies, creating a tactile connection with the building. "That experience will extend throughout the hotel," Harrop said.

The development will preserve and fully restore the heritage-listed MLC building, upgrading it to meet 2025 compliance standards while reintroducing its famous "weather beacon" — a nod to its role in Adelaide's history.

The project is expected to require up to 65% fewer skilled workers on site compared to traditional builds, showcasing the efficiency and scalability of CLT construction.
